Handling tenant matters can be very stressful and time consuming. Our goal is to increase occupancy, save you money and eliminate maintenance hassle.
Are you out of state Owner? No worries! We assist you with property condition evaluation, provide you photos of damages and the repair estimates. We also give you recommendations for necessary updates to make your property more attractive and comparable with other properties for lease in the same area. Once your approval is received, we will handle the "make ready" process from the beginning to end. No stress for you!
We advertise your property not only on the MLS (Multiple Listing Service), major web sites like Zillow.com, Trulia.com, Hotpads.com, Homes.com, etc. but also on social media platforms. We utilize the third party scheduling company Centralized Showing Service and provide you feedback after showings. We are available to answer phone and show your properties to prospective tenants not only during business week but also on weekends.
We provide a comprehensive tenant screening through third party companies, review personal identification and credit history, verify applicant's rental history from previous landlords, verify income and employment information with current employer. Screening includes rental background for evictions, broken leases and lease violations, national criminal and terrorist databases search.
We draft the lease agreement and addendums for your property that can be signed electronically. We do not charge any set up or administrative fees to Landlord or Tenant. Tenants are required to pay first month rent and turn utilities on their name prior to receiving the keys to your property. Each property is re-keyed for a new tenant.
Prior to tenant move in, we take multiple photos and video of each property that we keep on file.
Most of our tenants pay on time . Historically we have less than 1% eviction rate. We have a strict rental payment policy which is enforced with every tenant if they pass a 3 days grace period to pay their rent. We pay timely collected rent to Landlord either direct deposit to their bank account or by mail by the 6th day of each month. There is no charge for this service. If Tenant fails to pay rent, 3 day Vacate Notice is sent to Tenant. We start eviction proceeding immediately after 3 day Vacate Notice is delivered to Tenant .
We provide monthly and annual accounting statements to Landlord by the 10th day of each month showing funds collected and expenses disbursed. Invoices for repairs provided to Landlord immediately after repair completion. Copies of all utility bills are provided to Landlord as soon as they are received and paid.
We handle maintenance issues in a timely and effective manner. Tenants can submit a repair request online. Before sending a contractor, we will troubleshoot the issue with the tenant over the phone. This is often resolved and saves money to Landlord. Repairs and maintenance, except of an emergency nature, over $100 are not made without notification to Landlord and its approval.
Each property is re-keyed after tenant moves out. After tenant moves out and turn the keys in, each property is inspected for cleanliness and functionality according to lease contractual documents and Inventory and Condition Form previously signed by Tenant. We provide the Landlord detailed report with photos of any damages and estimates for repairs. We provide security deposit reconciliation to Landlord who refunds the security deposit to Tenant based on Texas Property Code.
We follow all state and federal regulations to maintain compliance and keep up to date TAR promulgated lease forms. We inspect the property for any lease violations or maintenance issues and report them to Landlord.
